Create Free AccountThis page tracks average price per square foot (PSF) and transaction volume over time for the Dubai real estate market. Price PSF is calculated as the arithmetic mean of transaction_price / property_size_sqft across all qualifying sales in each period.
Outlier handling: Transactions with property size of 0, PSF below AED 10, or PSF above AED 100,000 are excluded as data errors. Transactions with a value of AED 0 are also filtered out.
Year-over-Year (YoY) change compares the latest month's average PSF to the same month 12 months prior. This accounts for seasonal patterns in the Dubai market (e.g., Q4 typically sees higher transaction volume).
Data lag: DLD transaction data is typically published with a 1–3 month delay. Recent months may show lower-than-actual volumes as transactions haven't been registered yet.
